Real Estate Report > New Phoenix Homes
New Phoenix HomesThe population expansion in the greater Phoenix area continues to generate new housing construction throughout the Valley. From urban condos and lofts to suburban master-planned communities and custom homes, there is no end of choices for those seeking new homes in Phoenix.
Within the Phoenix metropolitan area, a new home increasingly means
a condo or a loft. Younger first-time buyers and older residents alike
are drawn to the lower maintenance and more social lifestyle of condo
or loft living. (See the Phoenix Lofts and Phoenix Condos pages for
more information.) One of the hottest new developments in single-family housing is the Baseline corridor in southwestern Phoenix. This area, located between 48th Street and 65th Avenue from the Salt River to South Mountain Park Preserve, offers the views and more natural setting of a suburban lifestyle, with close proximity to both downtown Phoenix and the airport. New homes here start in the low $100,000s and go up to more than $500,000. Amber Ridge Trails, on Baseline west of 35th, has moderately priced two to four-bedroom homes that offer up to 2,500 square feet of living space. Pricing is in the low to upper-mid-$100,000s. Homes have views of South Mountain and Caesar Chavez Park.
In the greater Phoenix area, Gilbert and Chandler continue to grow at record-breaking rates. Gilbert is expanding south, and the demand created by the 1,000 new residents arriving every month means continuing new development. As of late 2003, the average new home price was just under $215,000. Most homes available in Chandler are new or very recently built. See Gilbert and Chandler pages for more information about those areas. Many of the new homes being built in Phoenix are within planned communities. Buyers can either choose a home that is already built or in the process of being completed, or they can pick their own floorplan and add their own custom touches before construction begins.
A new trend among builders of new custom homes is the use of less traditional materials such as stone and clay. And, while luxury custom homes still feature the expansive and impressive great rooms for entertaining, some of the new custom homes also offer more intimate day-to-day living spaces. See Phoenix Custom Homes page for more information. |
