Sales of high-end Phoenix custom homes priced $1million and up show no signs of slowing. In 2003 there were 570 luxury Phoenix custom homes sold, a healthy jump over the 433 sold the previous year.

Buyers of Phoenix custom homes historically have focused on the Paradise Valley and Scottsdale areas, the Valley’s most prestigious locations. Prices of Phoenix custom homes in the north Scottsdale area climbed 18 percent in 2003, according to The Arizona Republic. There are homes currently listing for as much as $30 million. Custom home development is now spreading out to surrounding towns, with an emphasis on proximity to some of the area’s famous high-end golf courses. Mesa, Ahwatukee, Chandler and Arcadia are popular custom home sites.
Some sought-after amenities sought in luxury Phoenix custom homes are golf course access, in-home dry cleaning systems and guest houses or accommodations.

Architecturally, Phoenix custom homes are moving away from stucco, which was once the exterior of choice for all homes in the Valley. Stone and clay are being used more frequently in these homes, and the look is not always traditional southwestern. Interiors feature great rooms and other expansive entertainment spaces, but also tend to provide more intimate everyday living spaces. Built-in kitchen appliances and granite countertops are popular. Higher-end homes also are being designed to accommodate today’s slim flat-screen TVs and are pre-wired for high-speed Internet access throughout.

Tesoro at Tramonto is a single-family home community within the Tramonto master planned community in north Phoenix that offers custom Phoenix homes with a decidedly Tuscan look and feel. Priced in the mid-$500,000s, these two-story homes feature more formal layouts with separate dining rooms, an entrance foyer and a hallway separating kitchen and pantry from the living/dining areas.
