Chandler Real EstateChandler is located about 20 miles southeast of Phoenix. The city doubled its size during the 1990s and continues to add about 800 new residents every month. The city’s population has jumped from about 29,673 in 1980 to over 200,000.
The Chandler economy prominently features agriculture, but now also has a high-tech industry center in the metropolitan area. The fact that over 75% of manufacturing employees in high-tech fields are in Chandler has given it the nickname of the “Silicon Desert.” Chandler is noted for its colorful and unusual festivals. The annual Chandler Ostrich Festival in March is a full celebration with a carnival, parade and a variety of live entertainment. During the year, the city hosts Cotton Festivals, Greek Fests and Jazz Festivals. Prices of homes in Chandler have recently increased by about 6%. The rate of new development has caused city planners to predict that all the vacant land will be taken by the year 2009, but even with the high number of available homes, there is so much demand that the market moves quickly. Resale homes north of Pecos are less expensive, with an average sale price of $160,000 in early 2004; the average price south of Pecos is over $220,000. Home sales are averaging about 98% of the asking price.
Many of the available homes in Chandler are new or recently built.
Much of the housing has been geared toward families, focusing on good
schools, and featuring parks and lakes, and golf courses. The Canyon Oaks gated community in Chandler is selling moderately priced modest size two to four-bedroom homes that range in size from 997 to 1,729 square feet. Homes are priced in the mid-$100,000s. The community includes a pool. Front yard maintenance is included in homeowner association fees. At Rancho del Ray, two to four-bedroom townhome prices start at $135,000 and go up to the mid -$200s. The largest residences are over 2,500 square feet. The community provides three pools and spas, tot lots and a large park.
Home prices start at $200,000 in Rockwood Estates, a community built near a future freeway in Chandler. The three, four, five and six-bedroom homes, have optional basements. Square footage starts at 2,235 and tops out at a generous 4,905. |
